Roatan Investors is an informational platform that provides details about real estate development and investment opportunities on the island of Roatan, Honduras, including both built-to-sell projects and projects offering residual rental income. The platform includes project profiles, financial projections, an investor data room, and an AI-powered investment concierge chatbot.
Nothing on this platform is an offer to sell, or a solicitation of an offer to buy, any property or investment. Actual transactions occur only through separate, definitive purchase, reservation, or subscription agreements executed directly with Roatan Investors S.A. or the relevant project entity. All financial projections, including projected Internal Rates of Return (IRR), rental income, revenue estimates, and profit forecasts presented on this platform are forward-looking estimates based on current assumptions — they are not guaranteed and should not be relied upon as promises of future performance. Real estate investments carry inherent risks, including illiquidity and potential loss of capital. Past performance of similar projects does not guarantee future results, and actual results may differ materially. Projects offering residual rental income may be subject to additional rental-management terms provided separately. Specific purchase transactions may carry their own eligibility, identity-verification, or other requirements, which will be set out in the applicable transaction documents. We do not market to those territories, and we do not accept investments from residents of them. By using this platform or submitting an enquiry, you confirm that you are not resident in the EEA or the UK. If you are, please do not submit your details to us.
When you create an account on our platform, you are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. You agree to provide accurate information and to update it as necessary. We reserve the right to suspend or terminate accounts that violate these terms or that we reasonably believe are being used fraudulently.
Independent partners may refer prospective investors to Roatan Investors S.A. and are credited through referral links or codes for a defined attribution period. A partner's conduct, statements, and any commission arrangements are governed by a separate agreement between Roatan Investors S.A. and that partner, not by these Terms. Roatan Investors S.A. is not responsible for representations made by a partner that go beyond the official content published on this platform.
All content on this platform, including text, graphics, logos, images, financial data, project descriptions, and software, is the property of Roatan Investors S.A. or its content suppliers and is protected by intellectual property laws. You may not reproduce, distribute, or create derivative works from any content without our prior written consent. Documents accessed through the data room are provided for your personal evaluation only and may not be shared with third parties without authorization.
If you believe content on this platform infringes your copyright, send a written notice identifying the material and your contact information to invest@roatancaribbeanliving.com with the subject line "Copyright Notice." We review each notice in good faith and take appropriate action.
Roatan Investors S.A. is committed to equal treatment of all persons in connection with its real estate offerings, without regard to race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected by applicable law.
To the fullest extent permitted by law, Roatan Investors S.A. shall not be liable for any indirect, incidental, special, consequential or punitive damages arising from your use of the platform or any investment decision made on the basis of information obtained through it. Our total aggregate liability for all claims arising from your use of the platform shall not exceed the greater of (a) the amount you have paid to us in the twelve months preceding the claim and (b) USD 1,000. Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be limited. If you are a consumer, nothing in these Terms affects your non-excludable statutory rights.
You agree to indemnify and hold harmless Roatan Investors S.A., its affiliates, and their respective officers, employees, and agents from any claim, loss, or damage, including reasonable attorneys' fees, arising from your use of the platform, your violation of these Terms, or your violation of any right of a third party.
These Terms of Service shall be governed by and construed in accordance with the laws of the Republic of Honduras. Before initiating any formal proceeding, we encourage you to contact us so we can attempt to resolve the dispute informally. Any dispute that cannot be resolved informally shall be resolved in the competent courts of Roatan, Islas de la Bahia, Honduras. If you are a consumer resident in the European Economic Area or the United Kingdom, nothing in this section deprives you of the protection of the mandatory rules of your country of residence, or of your right to bring proceedings in the courts of that country.
We reserve the right to modify these Terms of Service at any time. We will provide notice of material changes by updating the "Last updated" date at the top of this page. Your continued use of the platform after any changes constitutes acceptance of the revised terms.
